Real estate home inspectors often include only a limited evaluation of your electrical system.
Most home inspectors are not licensed electricians.
When
Mt. Baker Electric performs a home inspection it includes the following:
- Throughly evaluate the electrical panel (evaluating the age, condition and load on the breakers, wiring and the panel as a whole)
- Evaluate electrical devices throughout the house, including outlets, switches, and light fixtures
- Check attic and crawl spaces for electrical issues including nob and tube wiring, flying splices and damage due to age, rodents, etc.
- Verify that the grounding and bonding systems are intact
- Verify that all required areas have proper GFCI protection
- Verify that breakers are sized in accordance with the National Electrical code
- Finally, Mt. Baker Electric will provide you with a detailed report identifying electrical issues and outlining the steps you can take to improve your electrical system
A complete electrical home inspection is recommended prior to purchasing a new home.
